Milligan appointed as commercial leasing partner for Coventry’s City Centre South regeneration project

Milligan has been appointed by award winning housebuilder The Hill Group as commercial leasing partner for the transformational City Centre South regeneration project in Coventry.

With demolition well advanced, the project is progressing towards the next phase of delivery, with main construction due to commence following completion of enabling works. We will play a central role in shaping and delivering the commercial strategy for this £450 million landmark mixed-use regeneration development.

Once complete, City Centre South will deliver up to 1,575 new homes, with Phase 1 providing 991 homes alongside more than 8,000 square metres of new commercial space for shops, hospitality and businesses. The development will create a vibrant new destination that complements the existing city centre offer, bringing together retail, leisure, food and drink, and community uses next to the revitalised Indoor Market, all set within 17,000 square metres of attractive new public open space.

In recent years, Coventry has undergone a striking city-centre transformation, with more than £750 million invested in projects that have reshaped it into a younger, greener and more dynamic place to live, work and visit. Regeneration driven by the City of Culture legacy and the emerging Friargate business district has delivered modern transport infrastructure, high-quality public spaces, new offices, hotels and leisure attractions, and a more pedestrian-friendly environment.

For City Centre South, Milligan will bring extensive experience in unlocking the potential of complex city centre regeneration projects across the UK, with a proven track record of curating places that are commercially successful, socially engaging and rooted in local character. Our team will focus on creating a commercial offer that reflects Coventry’s rich heritage and vibrant mix of regional independents, while responding to evolving consumer needs and future-facing urban trends. The approach to curating uses, operators and experiences aims to integrate seamlessly with Hill’s vision for delivering high-quality town centre living, complemented by a commercial offer which actively supports a vibrant, liveable and sustainable neighbourhood.

Andy Hill OBE, Founder and Group Chief Executive of The Hill Group, said:

“City Centre South is one of the most significant regeneration projects currently being delivered in the UK and represents a major long-term investment in the future of Coventry. Bringing forward the right commercial offer is critical to creating a truly successful mixed-use destination, one that complements the city centre, supports local businesses and creates a vibrant place for people to live, work and spend time. Milligan brings exceptional expertise in curating high-performing town and city centre destinations, and their appointment marks another important step forward as we move from demolition into delivery. We look forward to working together with Milligan and Coventry City Council to realise our shared vision for City Centre South.”

Stuart Harris, CEO at Milligan, said:

“Coventry is a city with an incredibly rich story to tell, from its heritage and creativity to its resilience and reinvention. That story is fundamental to shaping a successful commercial strategy for City Centre South. We are thrilled to be working with Hill, alongside Coventry City Council on such a bold and ambitious regeneration.”
