Work starts on 750-home former City Hospital regeneration in Birmingham as Vistry confirms Midland Heart and Leaf Living partnerships

Vistry, the UK’s leading provider of mixed-tenure homes, has started work on a major regeneration scheme at the former City Hospital site on Dudley Road, bringing forward 750 new homes across a mix of tenures and confirming delivery partners Midland Heart and Leaf Living.

Midland Heart will own and manage 154 affordable family homes (102 for affordable rent and 52 for shared ownership). Leaf Living will deliver 101 homes for the private rented sector, with the remainder delivered by Vistry as a mix of open-market and further affordable housing in a future phase. The scheme moves ahead following final planning approval for 698 homes, with consent granted earlier this year for the remaining 52 homes as part of the conversion of the historic infirmary building.

The scheme will include the conversion of the historic infirmary frontage into apartments, alongside 8,000 sq f t of commercial and community space. In total, the plans comprise 287 apartments and 363, two-, three- and four-bedroom homes, supported by a new central public square, green corridors, cycle routes, pocket parks and seven play areas.

Following the relocation of Birmingham City Hospital’s operational facilities to the Midland Metropolitan Hospital in Smethwick, demolition and enabling works are underway, preparing the site for residential construction.
